This wonderful three bedroom, three bath home is situated on a deep water canal in St. James City at the southern tip of Pine Island, Florida with easy access to the Gulf and other nearby islands. The house has a dock, heated pool and can accomodate up to 6 people. This is a fisherman's dream. Or, if you simply are looking for a quiet waterfront getaway, this is for you.

The main living area is 1800 square feet on pilings, above a large deck area that connects the pool, deep-water dock and downstairs apartment. The property has ample parking, with two spaces under the building and space for four more cars on the white-shell drive. The house was built in 2007 by All-Island Construction, a company run by one of Southwest Florida ’s most experienced island builders. Every aspect of the property is over-built and finished to the highest standards; ten inch pilings instead of eight, thicker than code ply throughout, thicker than code concrete footers, hand-finished floors and real wood ceilings.

Upstairs are three bedrooms; one master bedroom with en-suite bathroom, one large bedroom with en-suited bathroom access and one stand-alone bedroom. On the ground floor there is an apartment complete with bedroom, lounge area and bathroom.

*** Please note that this property sustained some damage from hurricane Ian but has been completely restored and is ready for guests.

"Treehouse" - Living Areas
Kitchen

Kitchen The kitchen has ample storage and is equipped with a side-by-side fridge-freezer complete with filtered water and ice-maker. The breakfast-bar has a built-in oven and high-power cook-top. All the upper cabinets have hidden dimmed lights beneath them. The kitchen also has an extra-large sink with a window overlooking the canal, in-sink garbage disposal and dishwasher.
Above the breakfast bar are three stainless-steel pendant lights on dimmers. These are supplemented with six spotlights in the ceiling and a single spot over the sink.
Behind the sink is a large single-hung sash window linking through to the porch and providing views of the pool deck, dock and canal.

Living Room

The living room is in the Southeast corner of the building and is flanked by two walls of windows. Those on the east wall provide views of the Ibis and Egret canal, and those on the South wall give views of the junction of that canal with the east/west Phillips canal.
The room is equipped with a large microfiber couch, recliner and mission-style hardwood coffee table and end-tables. The corner of the room has a 46 inch HD flat TV with DVD.

Dining Area

The dining area is open to the living room and kitchen. The furniture around the Maple table is matched to the chairs around the Breakfast bar, connecting the two eating areas and allowing for up to ten people to eat together in comfort. The dining table is centred on a North facing sash window and has a height-adjustable stainless-steel spotlight above it

Utility Room

In the main hall of the house is the utility closet containing a full size washer and dryer.

Porch

The porch is eight feet deep and forty-six feet wide, giving nearly 400 square feet of usable outdoor space. The porch is twelve feet above the pool deck, allowing it to catch the cooling breezes that blow in off San Carlos bay. The porch provides for views of the full of the Ibis/Egret canal and views of where it joins with the Phillips canal. The porch is the perfect place to sip morning coffee or evening cocktails, watching commercial crabbers, sport-fishing boats and recreational boaters pass the end of the canal as they head out. It also gives the perfect view of the manatees the come into the deep canal to play and feed around the property’s dock.
The half of the porch to the left as you exit the French doors is equipped with faucet and electrical outlets and is ideal for serving outdoor meals.

"Treehouse" - Bedrooms
Master Bedroom

The walls of the large master bedroom are finished in an eggshell green pastel. The room has large sash windows on the Northern and Western walls. Through the west window you can watch the spectacular Southwest Florida Sunsets over the palm trees and mangroves of Pine Island . In the southwest corner of the room is a large build-in closet. The centre of the ceiling holds a stainless steel three speed silent Hunter fan.
The room has a king size bed with lockers and bed-side lamps and connects to a large en-suite bathroom.

The bathroom walls are in pastel green with the floor and shower tiles echoing that colour tone. The colour is also picked up in the glass mosaic decorative band on the walls of the large, glass enclosed shower. The shower is extremely spacious and the clear glass walls allow you to look at the trees through the North-facing window while standing under the rainfall shower-head.
The bathroom sink is formed in a large counter mounted on a large maple cabinet. On the wall behind the sink is a large mirror, topped with five stainless-steel lights.

Second Bedroom

The larger of the guest bedrooms also has a king size bed with two night stands and bed-side lamps. The walls of this bedroom are finished in an eggshell blue pastel. The room has large sash windows on the Sorthern and Western walls. Through the west window you can watch the spectacular Southwest Florida Sunsets over the palm trees and mangroves of Pine Island . In the Northeast corner of the room is a large build-in closet. The centre of the ceiling holds a stainless steel three speed silent Hunter fan.

The bedroom has its own privacy door connecting it to a large bathroom, complete with tiled glass shower, maple cabinet, large counter, sink and mirror with stainless steel vanity lights.

Third bedroom

This room is finished in a pastel eggshell yellow. It has twin beds separated by maple lockers. Like the other bedrooms, it is equipped with a stainless steel silent hunter fan and has a built-in closet. This room has a single-hung PGT window in the South wall through which it is possible to see both sunset in the West and the Canal to the East.

"Treehouse" - Pool

The heated pool is nearly seven feet deep at the north end. Each corner of the deep end has integral chairs molded into the pool shell allowing you to sit in the cool water while soaking up the Florida sun. From these seats your view is the palm trees around the property and several thousand square feet of canal, where you’ll regularly see manatees, juvenile Tarpon, leaping Mullet and even the occasional dolphin.

"Treehouse" - Dock

The dock is large enough to allow space for a number of chairs if you want to sit by the canal. It also projects nearly twenty feet into the canal which is the perfect spot for flipping baits under the adjoining docks in the search for snapper, sheepshead and snook. The dock has ample room for boats to tie up, freshwater hose, and electrical outlets. All of the electrics are GFI connected.

The dock is topped with wood/synthetic composite decking (no splinters in bare feet) and all deck boards are flush-cut to the dock structure (nothing to pin a gunwale on a rising tide.) The dock connects to a concrete sea-wall running the width of the property.

Note: the dock lift is NOT included in the rental.

Patio

The covered patio under the house provides a nice shaded area for dining outside. It has a propane BBQ, a pastic prep table and large dining table. It has overhead lighting for evening use.

Parking and access

The property is accessed via a double-wide white-shell drive which provides ample parking for cars and or trailers with an additional covered parking spot under the house.
